Hot tips to help you and your renters keep cool this summer

Staying comfortable in the summer doesn’t have to result in higher energy use and increased energy costs. Use these tips and tricks to help you and your renters keep cool without increasing energy costs.

Upgrade to a smart thermostat. It pays to install smart thermostats at your property. By automatically adjusting temperatures throughout the day, smart thermostats decrease energy use and enhance comfort. They also provide your renters with more flexibility and control by allowing them to pre-program desired temperatures for specific times of day and adjust the settings from a mobile device.

Cover windows. Adding curtains, shades or blinds to windows can help prevent solar heat gain. By keeping window treatments drawn during the day, your renters can block outdoor heat from radiating inside, which can lead to enhanced comfort and significant savings. This approach is particularly effective on front windows and east- and west-facing windows that experience more sunlight.

Switch to LEDs. Upgrading to LED bulbs not only reduces energy consumption, it can also help cut cooling costs. Unlike incandescent bulbs, LEDs give off very little heat, which reduces the need for additional cooling. Encourage limited appliance use. Everyday activities like cooking, running the dishwasher or using the clothes dryer can produce unwanted heat during the hottest times of the day. You can help your renters reduce added heat and regulate their air conditioning load by encouraging them to limit appliance use to nighttime. Energy-efficient models are available with delayed-start settings to make scheduling even easier.

Seal air leaks. Sealing air leaks and insulating your property can reduce cooling costs while increasing renter comfort. Check for air leaks behind insulation and in windows and doors, and check for holes and cracks in attics, basements and crawlspaces. Sealing leaks with caulking or weather stripping are effective air-sealing techniques that will help insulation work more effectively to keep hot air out and cool air inside.
